Process & Timeline

For a mid-size office, a fit-out typically takes 8 to 12 weeks from design sign-off to move-in. Timelines vary depending on project size, scope, and any building specific approvals required.

Our process moves through five stages. Discovery, where we understand your business and needs. Concept Design, where we present initial design direction. Design Development, where details and materials are finalised. Construction, where the space is built. And Handover, where we deliver the finished space and walk you through it.

As much or as little as you’d like, but we recommend staying engaged at key milestones. We involve your team early in the process specifically to reduce uncertainty around the change and make sure the final space reflects how your people actually work, not just how we imagine they work.

We plan around this. Depending on the project, we can phase construction, work after hours, or section off areas so your team can continue operating with minimal disruption. This is something we discuss and plan for from the very start.
Cost & Value

Because one team manages design and construction together, we can plan material sourcing and labour around a single coordinated budget rather than multiple parties each adding their own margins and contingencies. Yes. Phased, milestone based payments are standard practice for us. We structure payment schedules around project milestones so you’re paying in step with progress, not in one large lump sum.

Every quote we provide outlines exactly what’s covered, including design, materials, labour, and project management. We’re upfront about anything outside the original scope before any extra cost is incurred, so there are no surprise charges at handover.

No. We believe a Lagos or Abuja office shouldn’t look like a London one just because both are “corporate.” Every space we design reflects the realities, culture, and context of the business and the city it operates in, not a generic global template.

We don’t just aim to create a beautiful space. We aim to create one that’s a genuine extension of your brand. We work closely with your team to understand your culture and values, then translate that into the physical space in a way that motivates your people and communicates the right things to your clients and visitors.

Yes, wherever possible. We believe every employee has a valid perspective on how their workspace should function. Involving staff early, even briefly, increases buy-in and helps the final design actually support how people work day to day.
After Handover

No. Every project includes a defect liability period, ranging from 3 to 12 months depending on project size, during which we address any issues that arise after handover. We see the relationship as ongoing, not transactional.

Offices evolve as businesses grow. We’re available to revisit and adapt the space as your headcount, structure, or ways of working change, rather than treating the original handover as the end of the relationship.

Yes, we can source and specify furniture as part of your project, tailored to your space and budget.

No. While Lagos is our primary base, we operate across multiple cities in Nigeria and have delivered projects beyond Lagos. Wherever your offices are, get in touch and we’ll let you know how we can support.

Yes. We regularly coordinate directly with landlords and building management to ensure our work complies with building specific requirements and approvals, so this isn’t something you need to manage yourself.

Yes. We run a structured internship program with two intakes a year, mid-year and year-end. Internships span design, construction and project management, and business and operations, depending on what the studio needs at the time.

We're open to students, recent graduates, and early career professionals. Some roles suit someone fresh out of school, while others benefit from a bit more experience, so this varies depending on the specific opening at the time.
